Round Foundry complex, Leeds


Located within Holbeck Urban Village just south of Leeds city centre, the Round Foundry complex is one of the most distinctive office developments in Leeds.

Having acquired the complex, igloo worked with Creative Space Management alongside our customers (the occupiers of Round Foundry and Marshalls Mill) to establish the area as Leeds’ best location for creative and digital businesses.

From 2011 onwards, igloo worked with local architects, now part of Group Ginger, to refurbish the Grade II listed buildings to a high standard. This work revealed the historic fabric of Marshalls Mill, while providing contemporary features such as super-fast, fibre broadband.

The creative community that found their home in the Round Foundry complex put Holbeck Urban Village firmly on the map for design-led and creative businesses and this has led to further investment in the area.

Since the refurbishment, the Round Foundry complex has been one of the best performing office schemes in Leeds with occupancy and rental levels increasing at a pace that has defied difficult market conditions.

Performing for the future

igloo generated successful investor returns with Holbeck Urban Village being acquired by Hermes Property Unit Trust in 2015.
