Trent Basin, Nottingham


Trent Basin is a new neighbourhood delivering 350 homes to the Nottingham Waterside area. The creation of this entirely new neighbourhood is a fundamental element of the renaissance of Nottingham’s waterside, a 250-acre regeneration zone just over a mile from Nottingham’s city centre. The development at Trent Basin is bringing a historic part of Nottingham back into the public consciousness – creating new homes, supporting jobs and inward investment and enhancing the public realm with a new riverside walk increasing public access to the River Trent.

Trent Basin is also home to a ground breaking community energy installation. Innovate UK, Igloo, Blueprint and the University of Nottingham together with a number of partners including Siemens, A T Kearney and SmartKlub are delivering renewable energy generation which in turn, generates financial returns for the community to offset energy costs. This innovative, community driven approach noted in the UK 100 Report has drawn national and international attention providing the template for future models of community generation.

Quality of place, community and people centred design are central to the igloo philosophy. The homes have been designed to respect and reflect the rich industrial heritage of the location. The site of Trent Basin was formerly owned by the Trent Navigation Company; first used as a riverside cargo depot in the 1930s landing cargo such as cocoa from its UK arrival point in Hull before sending it on by road to Cadbury’s and Bournville whilst the return barges were loaded with iconic local products such as Raleigh cycles on their way to be shipped around the globe.

Working with award winning architects and masterplanners, we have created a unique housing offer where design, local heritage and a focus on the people who will live there, is forming a connected community whose shared values take the development beyond the sum of its architecture.

All of the homes are built to Level 3 of the Home Quality Mark (HQM), which measures the impact of the home on the occupant’s health and wellbeing.


Trent Basin is located at the core of a largely industrial area of Nottingham’s urban fringe.  As development began our first residents were supported and encouraged to take ownership of their community with the establishment of the Trent Basin Community Fund and the formation of a residents association. As the community grows, igloo and Blueprint continue to engage with the Trent Basin Resident’s Association to shape proposals for the remainder of the development.

The Community Fund is a resident owned grant funding pot that is collected through an estate service charge for distribution to the local community. The purpose of the fund is to provide the residents with an opportunity to interact with one another and invest in their new neighbourhood and wider community – ultimately building stronger connections and relationships.
