We’re excited to share igloo’s second Impact report, capturing the difference we’ve made in the last 12 months. Building on the success of our first report, this year’s edition goes further, moving beyond the headline numbers to shine a light on the power of partnerships and the thriving communities igloo has helped to create through careful collaboration.
At igloo, our mission has never changed: to create places that people love and the planet needs. Guided by our Footprint® approach, we put People, Place and Planet at the heart of every decision we make. This year’s report shows exactly what that means in practice, from investment and innovation to the everyday stories of people whose lives are shaped by our work.
Impact that makes a real difference behind the numbers

Behind these numbers are powerful stories. One woman, who had waited more than ten years on a housing list, spoke of her “heartfelt, raw delight” at finally moving into her own affordable igloo home in Swindon. Another resident in Nottingham’s Fruit Market described the joy of designing her home layout to suit her lifestyle, saying: “I love the space and light… igloo offered an element of custom-build and built communal space and facilities, a real plus, as are the sustainability and environmental aspects.”
These real voices remind us that impact is rooted in more than figures on a page. It is about secure homes, fresh opportunities and the sense of belonging created when people are given the chance to thrive in the places they live in.
Partnership at the heart
If there is one core theme that runs through this year’s report, it is partnership. We know regeneration only works when it is centred in collaboration, which is why we invest time in listening, co-creating and building with communities, not just for them.
In Winchester alone, we have spent over 140 hours engaging with more than 600 people and 33 organisations to shape the Central Winchester Regeneration, scheme. This collaboration is laying the groundwork for 250 new homes, 60,000 sq ft of commercial space and a bustling new public space in the historic city centre.
And over in Newcastle, our decade-long partnership with the City Council has brought fresh life to heritage spaces and new opportunities for exciting growth. The transformation of the Grade II-listed Pattern Shop into flexible workspace for Atom Bank is a highlight, blending history with innovation, with the ultimate goal to create social value that lasts.
And in Glasgow, our joint venture at Dundashill is delivering a 600-home low-carbon community. With sustainable homes, biodiversity-rich public spaces and strong local ties, it is already becoming a place where families are putting down roots for life.

Our purpose-led investment approach delivers social, environmental and financial returns, proving that doing good and delivering value can go hand in hand, with the right mindset and expertise.
We hold ourselves accountable through our Footprint® methodology and the independent oversight of our Footprint® Advisory Board. This ensures we stay true to our principles while continuing to push boundaries in climate-conscious design, community engagement and sustainable placemaking.
Looking ahead
This second Impact report is both a celebration of what we have achieved at igloo, and an invitation to go further. For partners, stakeholders and investors, it is a chance to see how working with igloo means making a real difference, not just in bricks and mortar, but in lives, communities and the planet.
